Finding a property

Book a viewing with our viewing specialist. Viewing times are flexible in order to accommodate people’s busy lifestyles. Any further questions you have about the property can be answered during the viewing.
We advise you start your property search approximately 1 month before you plan to move. But if you happen to leave it a little later we are likely to be able to make it happen.


Fees to tenants

We purposefully want to keep costs as low as possible for our tenant’s as we appreciate the cost of moving is costly enough.
We therefore typically charge £200 as an agency fee which is one off charge at the beginning of the first tenancy only. This fee is per property (not per tenant). So if there is one tenant the cost = £200, for 2 tenant’s this cost is still £200.


Your full 'move in' costs are as below:

  • 1st month’s rent – paid in advance
  • Security Deposit – this is equal to 1 month’s rent
  • Agency Fee – As explained above

The total of these 3 charges are the full move in costs, of this total amount we take payment of £400 upfront should you wish to secure/reserve a property which means we stop any further viewings. The balance is then paid before your move in day.


As a minimum we will require satisfactory references from your employer (or college), a previous or current landlord, and a credit reference report.

We may also require a personal reference, and sometimes a guarantor. We may use the services of an independent referencing company to obtain and evaluate these references.


Rents are normally quoted calendar monthly and payable monthly in advance. The tenant is usually also responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs. All rents are payable by bank standing order to our company bank account.


A security deposit of a minimum of one month's rental will normally be required. This deposit will be treated in accordance with the Tenancy Deposit Protection regulations, and you will be provided with the appropriate prescribed information and receive details regarding the scheme used. The deposit is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent.


Note: All applications are subject to referencing, credit checks,landlord approval and signing and dating of the contract.
