Levels of Service offered
Full Management (this is our inclusive service)
This service includes:
- Inspection and rental valuation of the property
- Marketing the property
- Dealing with enquiries and accompanied viewings carried out by a viewing specialist
- Referencing to include credit checks
- Preparation of Assured Shorthold Tenancy Agreement and relevant notices in accordance with the Housing Act 1988 (as amended by 1996 Housing Act)
- Collecting and securing the Security Deposit with The DPS
- Preparation of a photographic inventory
- Our utility support team opening up accounts with the utility companies and council tax
- Being the point of contact for all maintenance issues
- Arranging or recommending any necessary repairs (within the confines of our management agreement)
- Collecting and processing of rental payments
- Prior to the tenancy ending, we liaise with the tenant, should they wish to renew their tenancy we will make the necessary arrangements or should they wish to move out we then re-market the property ready to line a new tenant up for when they leave
- Carry out move out inspection and deal with the processing of the Security Deposit

- Forwarding payment

Overseas Landlords
If you are living overseas (or spend the majority of your time overseas) then you need to apply for approval to join the non-resident Landlord Scheme. Visit the HM Revenue & Customs website for information and any necessary forms - http://www.hmrc.gov.uk/ international/nr-landlords.htm. If you do not do this, we are legally obliged to deduct 20% from your rental income each month to pass to the Inland Revenue.
